Greater Newark LISC (Local Initiatives Support Corporation)
LOA was engaged by the Bergen Lyons Clinton Special Improvement District (BLCSID) to provide a Retail Marketplace Analysis and Corridor Action Plan focused on three corridors located within the BLCSID service area, Clinton Avenue, Bergen Street, and Lyons Avenue.
The study was conducted in partnership with Greater Newark LISC, with the critical support of RWJBarnabas Health, New Jersey’s largest comprehensive healthcare system.
This plan builds upon existing development and planning efforts in the South Ward by providing a market-informed understanding of business conditions in the area that may guide appropriate investment in support of a healthy neighborhood-serving retail district.
The recommendations laid out in the plan are based upon physical site assessments, market data and demographics, and most importantly, community feedback. Recommendations also take into account the existing administrative capacity of organizations in the South Ward, including the BLCSID, anchor institution Newark Beth Israel Medical Center, local churches, financial institutions, and city agencies, to ensure the viable implementation of these strategies.
As the City of Newark and the South Ward continues to grow and evolve, the Bergen-Lyons and Clinton commercial corridors will need to continually adapt to become hubs of economic opportunity, health and wellness, and the arts.
