Larisa Ortiz Associates joined a multidisciplinary team lead by Perkins Eastman to provide retail marketplace analysis with the overall objective of Island Park revitalization and a transit oriented development plan. The Village of Island Park experienced significant damage during Superstorm Sandy and in the aftermath the downtown flooding from Superstorm Sandy damaged businesses along Long Beach Road in the Village of Island Park.
LOA was tasked with completing a physical diagnostic work up of the study area which included a site visit with physical analysis and stakeholder interviews with public feedback. The market analysis portion included a deep dive into demographic, psychographic, retail analysis, and issues of accessibility. Based on the physical diagnostic and market analysis, LOA provided recommendations to the Client which included greater retail context of the competitive districts and recommendations in response to the impact of flood insurance on business environment.
