
Commercial District Leasing Plans
The right mix and positioning of retail stores is critical to the success of a commercial district. A strong mix of retail types can increase the power of the entire district to draw a customer base. Traditional suburban malls have understood this for years and have built a science around store placement, recruitment, co-tenanting and customer market segmentation.
Unlike a traditional mall, however, managing the business mix of a neighborhood-based or downtown commercial district can much harder—multiple brokers, landlords and other constituents are often involved in the dealmaking process, but work independently causing an often discordant mix and placement of stores.
